The three numbers every rental investor checks

Before buying a rental, three figures tell you most of the story. Cap rateis the property’s net operating income divided by its price — a quick way to compare deals regardless of financing. Cash flow is what’s left each month after expenses and the mortgage. Cash-on-cash return is your annual cash flow divided by the actual cash you put in.

What counts as monthly expenses?

Operating expenses include property tax, insurance, maintenance, property management, and a vacancy allowance — but not the mortgage. This calculator subtracts the mortgage separately so your cap rate stays comparable across financed and all-cash deals.
